WOODLAND COUNTRY ESTATES
HAGERSVILLE

20.12.2024

Woodland is progressing steadily as we continue to advance through key phases of development.

Although we’re encountering some delays, we are optimistic about the direction the project is heading, and we’re actively working to resolve challenges as they arise.

We’re pleased to report that Phase 2 and 3 of the Archaeological Study have been successfully completed, and the study for Phase 4 is currently ongoing. In parallel, we are working diligently on the Redline Draft Plan submission, with the goal of finalizing this key document by Q1 2025. We are also making progress with the Revised FSR Submission, Geotechnical Investigation, and Calculated Plan from AT McLaren, all of which are scheduled for submission by Q4 2024 as well.

One of our major recent achievements was successfully convincing Haldimand County that the 100-year storm from north of Parkview Drive does not impact our property, which is a significant breakthrough for pipe sizing and overland flow management on Hewitt Drive. This development paves the way for more efficient planning and ensures that our project will meet key environmental and engineering standards.

While we have received comments from the County on November 14, 2024, we are still awaiting responses but unfortunately due to some delays outside our control, the approval process is taking longer than expected.

Additionally, we’ve received approval to access the school property for the topographical survey, with the purchase order now complete. This step is crucial in finalizing the design and site layout.

Looking ahead, we are targeting the following milestones:

  • Redline Draft Plan Submission: Q1 2025
  • Revised FSR Submission: Q1 2025
  • Updated Geotechnical Investigation: Q1 2025
  • Engineering Submission Phase 2 and Phase 3: Q2 2025
