In our last update for White Oaks, we noted that over the past several months, we dedicated significant time and effort working through our original design and plans for the project. As previously shared, we were very close to receiving final approval. However, the City has now made it clear that an ecosystem replacement would be required for the woodlot area at the front of the site. Unfortunately, this requirement made the original concept unfeasible from both a planning and execution standpoint.
After careful consideration and consultation with experts, we’ve decided to pivot to a revised approach. We're now moving forward with a new concept that introduces a phased development: Phase 1 and Phase 2.
Phase 1 aligns fully with current zoning and satisfies the City’s requirements, and we are optimistic about its approval in the near term. Once Phase 1 is approved and underway, we will pursue an OLT (Ontario Land Tribunal) application for Phase 2, which addresses the portion of the site involving the woodlot.
While this shift wasn't our preferred route, it reflects a realistic path forward and allows us to maintain project momentum. We remain committed to delivering a thoughtful and viable development that balances environmental considerations with community and stakeholder needs.
