In our last update for Fonthill, we highlighted our focus on enhancing the project’s design to better align with market needs and city expectations. Since then, significant progress has been made on The Fonthill project as we continue to refine the vision and move toward securing approvals.
We now have a full team of consultants actively engaged, and the project drawings have been significantly refined. A key design change involved the removal of the originally proposed underground parking level. In its place, we’ve incorporated podium-level parking, which offers substantial construction cost savings while maintaining functional efficiency.
The good news about the updated concept is that the city is not requesting a new site plan application, saving us significant time and cost and allowing us to build on the prior SPA. Thanks to this we are advancing directly to a Site Plan Approval (SPA) submission, as the revised plan is fully compliant with both the approved Official Plan Amendment (OPA) and Zoning By-law Amendment (ZBA). Importantly, we’ve tailored the design to align with the City’s feedback, eliminating the need for any minor variances at this stage.
Our latest meeting with City staff, held on December 16th, was highly productive and further reinforced the City's support for the updated direction.
